There is absolutely no obligation attached to this call. Real estate appraisal is complicated, so I want to help you if you’re confused or unclear on anything — even if you don’t decide to go ahead with an appraisal.
If you want to go ahead following our call, we’ll arrange a time for me to visit your property for a brief inspection. This takes about 30 minutes. I’ll start outside, take some photos and notes, and also do some measuring. Then I’ll take a look inside, noting the layout, number of rooms, amenities and so on.
Once I have the information I need, I’ll go back to the office, and over the next few days I’ll conduct a thorough study of recently sold properties, price trends, and other relevant market information for your neighborhood.
When all this research is done, and I’ve crunched the numbers, I’ll compile my findings into a formal appraisal report. This is the end product that I deliver to you—official and certified. It will, first and foremost, tell you the actual value of your property—but also “shows the working” so you can understand how I arrived at that figure.
I’ll email you a PDF of this report, and put a hardcopy in the mail. Then you can share it with whoever needs the appraisal data.
